Some homes are absolutely flying off the shelf with multiple offers.

Others are taking their time—even when they're priced well, prepped well and show beautifully.

Buyers Are Being Selective

When a well-priced, well-prepared home sits while another one down the road sells in a weekend, it usually isn't about the house being "wrong."

It's about buyers being selective.

Right now, buyers are less willing to compromise on the things that matter most to them.

Maybe it's the location.

Maybe it's the number of bathrooms.

Maybe it's the layout, or even the finishes.

A buyer can walk into a perfectly nice home and think, "I really don't want to update that kitchen in a few years."

And in today's market, they may be willing to wait for the house that checks more of their boxes.

That's a real shift from the market we got used to over the past few years, when buyers often felt they had to jump on almost anything just to have a chance.

What This Means for Central New York Buyers

If you're buying right now, here's the good news: you have a little more room to be choosy.

The right house may not be on the market today.

But it could hit tomorrow.

So instead of forcing an offer on a home that doesn't quite fit, it can pay to:

  • Get fully preapproved so you're ready to move the moment the right one appears

  • Get clear on which "boxes" are true must-haves versus nice-to-haves

  • Stay patient—and stay ready

The buyers who know exactly what they want, and are prepared to act, are in the best position when their home finally shows up.

What This Means for Central New York Sellers

Sellers, this is the part I really want you to hear.

If your home doesn't sell in the first weekend, that does not automatically mean something is wrong.

It doesn't mean your price is off. It doesn't mean your home didn't show well. And it doesn't mean you need to panic.

In a market where buyers are being selective, sometimes it simply takes a little longer for your buyer to come along.

That's exactly why preparation, presentation and pricing still matter so much—they keep your home in the running while the right buyer is still out there looking.

For Every House, There's a Buyer

I always say it: for every house, there's a buyer.

Sometimes that buyer just hasn't started looking yet.

Patience.
