This market is WEIRD… don’t mistake slower for a buyer’s market.

The market feels different right now — and it’s getting emotional for BOTH buyers and sellers. 🏡

Inventory is down about 10%, and some school districts are sitting in the SINGLE DIGITS for available single-family homes. That is still incredibly low inventory.

But buyers are taking their time. They’re being more selective and, in some cases, submitting more reserved offers because they think the market has shifted.

⚠️ Buyers: Be careful. If you find a house you love, don’t assume you can underplay your offer just because things feel slower. A stronger offer can still come along and you could lose the house.

Sellers: Don’t panic if you don’t have multiple offers immediately. Summer typically brings a slowdown, and a few quiet days doesn’t automatically mean there’s something wrong with your listing.

More breathing room ≠ a buyer’s market.

Low inventory is still low inventory.

And right now? This market is just WEIRD.
