Market Watch Monday | November 2, 2026
The Central New York housing market continues to present opportunities for buyers, but one thing is becoming increasingly clear: fewer bidding wars doesn't mean competition has disappeared.
As homes spend more time on the market, buyers may feel less urgency. However, even properties that have been listed for several weeks can suddenly attract multiple offers.
🎥 WATCH: MARKET WATCH MONDAY Watch this week's Market Watch Monday video for more insight into what's happening in the Syracuse and Central New York real estate market.
Can a House Receive Multiple Offers After Sitting on the Market for Weeks?
Absolutely.
Recently, my buyers were interested in a property that had been available for weeks. When they decided to submit an offer, two additional offers appeared.
Suddenly, three buyers were competing for the same property.
This illustrates an important point: a home's time on market does not guarantee that another buyer won't become interested at the same moment.
Does Longer Time on Market Mean a House Is Overpriced?
No. Longer days on market do not automatically mean a home is overpriced.
Homes can take longer to sell because of changing buyer behavior, financing costs, seasonal demand, property condition, or the availability of competing homes.
To determine whether a property is overpriced, it's important to review recent comparable sales, active listings, location, condition, and current demand.
What Should Buyers Know About Today's Syracuse Housing Market?
Buyers may have more time to evaluate properties and greater negotiating opportunities than they experienced during highly competitive market periods.
However, waiting too long can still mean losing a home.
A strong buying strategy includes understanding fair market value, evaluating competing properties, and being prepared to act when the right home becomes available.
Should Sellers Lower Their Price If Their Home Doesn't Sell Immediately?
Not necessarily.
A home that doesn't sell during its first weekend isn't automatically priced incorrectly.
Before adjusting the price, sellers should review showing activity, buyer feedback, comparable sales, competing inventory, and marketing performance.
An appropriate price adjustment may be necessary when market evidence supports it, but days on market alone shouldn't determine the decision.
Frequently Asked Questions
Are bidding wars still happening in Syracuse, NY?
Yes. Multiple-offer situations can still occur, including on homes that have been listed for several weeks.
Is a house overpriced if it has been on the market for 30 days?
Not necessarily. Pricing should be evaluated using comparable sales, property condition, location, and current market activity.
Should buyers wait to make an offer on a house that's been sitting?
Waiting can create a risk of competing offers. Buyers should evaluate the home's value and their own priorities rather than assuming the property will remain available.
Should sellers worry about longer days on market?
Sellers should monitor market response, but a longer marketing period alone isn't proof of incorrect pricing.
The Bottom Line
The Central New York real estate market is offering buyers more opportunities, but those opportunities aren't guaranteed to last.
Buyers shouldn't become complacent, and sellers shouldn't assume that longer marketing times automatically mean their homes are overpriced.
Understanding the difference between market value and marketing time is essential to making informed decisions.
