Why Does My Realtor Want a Preapproval Before Showing Me Houses?

Real Talk with Stephanie | OCTOBER 2026

You've been scrolling through Zillow, saving your favorite houses, and imagining what life might look like in a new home.

Then you find one you absolutely love.

You text your Realtor: “Can we go see this house?”

And the response comes back: “Absolutely! Have you been preapproved yet?”

Wait a minute. Why does your Realtor need a preapproval just to show you a house?

Can't you look at a few homes first?

I understand why buyers ask this question. Buying a home is exciting, and sometimes you just want to get out there and see what's available.

But there's a reason I encourage my buyers to speak with a lender before we begin touring homes.

It's not about making the process more difficult. It's about making sure we're setting you up for success.

🎥 Watch: No Preapproval? No Showings?

Do You Need a Mortgage Preapproval to Look at Houses?

No. There is no general legal requirement that a buyer obtain a mortgage preapproval simply to tour a home.

However, individual sellers may establish certain showing requirements, and many Realtors encourage buyers to obtain preapproval before beginning a serious home search.

Why?

Because looking at homes without understanding your financing can lead to frustration, disappointment, and missed opportunities.

And I'd much rather help you prepare before you fall in love with a house than have to deliver disappointing news afterward.

What Is a Mortgage Preapproval?

A mortgage preapproval is a lender's preliminary assessment of how much you may be able to borrow based on information about your income, assets, debts, credit, and other financial circumstances.

Depending on the lender, the process may involve reviewing financial documents and verifying certain information.

A preapproval isn't a guarantee that your mortgage will ultimately be approved. Final approval generally depends on additional underwriting, the property, appraisal, and other lending requirements.

But it gives us a much more informed starting point.

Instead of guessing at your price range, we can begin searching for homes that are more likely to fit your financial situation.

Why Does My Realtor Want to Know My Budget Before Showing Homes?

Imagine finding a beautiful $350,000 house.

You walk through the front door and immediately fall in love.

You're already thinking about where the couch will go, how you'll decorate the bedrooms, and where you'll put the Christmas tree.

Then you speak with a lender and discover that the monthly payment you're comfortable with puts your ideal purchase price closer to $275,000.

Now you're disappointed.

And suddenly, every home in your actual budget is being compared to the $350,000 house you loved.

That's exactly the situation I'm trying to help buyers avoid.

I want you to fall in love with a house you can comfortably afford—not just one that looks beautiful online.

Does Preapproval Mean I Should Spend the Maximum Amount?

Absolutely not!

This is one of the most important conversations I have with buyers.

Let's say your lender preapproves you for $400,000.

That does not mean you should automatically begin shopping for $400,000 homes.

Maybe you're much more comfortable with the monthly payment associated with a $325,000 purchase.

And that's perfectly fine!

Your mortgage payment is only one part of homeownership. You also need to consider property taxes, homeowners insurance, utilities, maintenance, and your other financial priorities.

You might want to travel, save money, furnish your home, or simply have some breathing room in your monthly budget.

The bank determines what it may be willing to lend you. You determine what you're comfortable spending.

Those two numbers don't have to be the same.

Why Is Preapproval Important When Making an Offer in Syracuse?

In Central New York, desirable homes can still attract multiple offers.

When you find the right house, you may need to make a decision relatively quickly.

Imagine touring a home on Saturday, falling in love with it, and learning that offers are due Sunday evening.

If you haven't spoken with a lender, you may find yourself scrambling to get preapproved.

Meanwhile, another buyer may already have their financing documentation ready.

A preapproval doesn't guarantee your offer will be accepted, but it can help you demonstrate financial preparedness and avoid unnecessary delays.

And in a competitive situation, preparation matters.

Can I Get Preapproved Without Committing to a Lender?

Generally, yes.

Getting preapproved doesn't ordinarily obligate you to take out a mortgage with that lender.

You can compare mortgage options, interest rates, closing costs, and loan programs before making your final lending decision.

However, you should ask lenders about credit inquiries, application fees, and how long their preapproval remains valid.

If you don't know where to start, your Realtor can help connect you with lenders who work with buyers in your area.

Should I Talk to a Realtor or a Lender First?

You can start with either!

I love talking with buyers early in the process, even if they aren't ready to purchase immediately.

We can discuss neighborhoods, school districts, property types, market conditions, and what you're hoping to find.

But before we begin scheduling serious showings, I want you to have a good understanding of your financing.

That way, we're making the most of your time and focusing on homes that make sense for you.

What If I'm Not Ready to Buy Yet?

That's okay, too!

You don't need to be ready to purchase tomorrow to start learning about the process.

In fact, speaking with a lender early can help you identify steps to improve your financial position before you're ready to buy.

Maybe you want to save a little more for your down payment.

Maybe you need to work on your credit.

Or maybe you discover you're closer to being ready than you thought!

The goal is to develop a plan rather than rush into a purchase.

The Bottom Line: Preapproval Is About Preparation, Not Pressure

When I ask a buyer whether they've been preapproved, I'm not trying to make house hunting complicated.

I'm trying to help them make smart decisions.

I want you to understand your buying power, feel comfortable with your monthly payment, and be prepared when the right opportunity comes along.

Because buying a home should be exciting!

And a little preparation at the beginning can make the entire experience so much better.

My advice? Before you start touring houses, have a conversation with a lender. Then let's find a home that fits both your dreams and your budget.

That’s your Real Talk for today.
