The Central NY market is still competitive… but we are starting to see some shifts. 🏡📈

Some homes are still getting flooded with offers, while others that may feel overpriced are sitting longer. Buyers are becoming more selective — and strategy matters more than ever.

This week, one home went from multiple offers to a final number MUCH higher after a highest and best round between the top two buyers. 😳

My buyers didn’t win that one, but they stayed true to what felt right for them financially — and that is ALWAYS important in this market.

The goal isn’t just to “win” the house. The goal is to make the right decision for your future. 👏
